Constructed prior to 1946, the home at 6 Broadway St, Woolloongabba is an existing two-storey structure and was initially a Class 1a dwelling, however it was converted to Class 5 office use. The building had not undergone any alterations (additions/extensions). The owner was seeking to attain a change in classification (Class 1a to Class 5). The applicable legislation is Section 112 of the Building Act 1975. Section 112 outlines concessional provisions for buildings constructed prior to December 1993. The assessment examined the fire safety impact of the classification change and proposed a building solution that meets the intent of Section 112 for means of egress, installed fire safety system and fire spread to neighbouring property.
