OVERVIEW

A new agedcare facility was proposed to be developed on the Redcliffe Site at 66 George Street,Kippa Ring, Redcliffe, QLD. Project Services Building Surveyors identified the following non-compliance with Building code of Australia –

  • Openings through the external walls of different fire/smoke compartments at 900and to each other and opposing each other; and
  • External walls of different fire/smoke compartments not achieving an FRL 60/60/60.

Queensland Health desires an outcome where the external windows and doors were operable for natural ventilation purposes. Queensland Health requested alternative solutions based on the proposed installation of an automatic fire sprinkler system to intervene and control of any design fire. The methods set out in the Fire Engineering Guidelines were referenced for resolving the issues.
