FCC provided a ‘BAL Audit Report’ for the existing development, which is a Class 1a occupied house and proposed to be converted into a Class 9b (assembly – religious), along with Class 4 (caretaker residence). The site was potentially subject to a Bushfire Attack Level (BAL) of 19. The objective of this report was to prescribe the BAL-19 construction requirements, to ensure that the existing building can achieve compliance with the requirements of Australian Standard AS 3959-2018 (Construction of Buildings in Bushfire Prone Areas). The Australian Standard 3959 sets out the requirements for the construction of buildings in bushfire prone areas in order to improve their safety when they are subjected to burning debris, radiant heat or flame contact generated from a bushfire. This report was prepared to assist in compliance with AS 3959:2018 (latest) for the Development Approval from the Brisbane City Council for the subject building. located in bushfire prone area.
