OVERVIEW

The subject building is located at Langton Road, Gympie, QLD 4570. This building is predominately an industrial occupancy with warehouse premises thus making this building a large isolated building exceeding volume 108,000 m3.

To protect the life safety of the employees, a combination of National Construction Code Volume One Deemed-to-Satisfy perspective requirements and performance based requirements were considered and proposed. The non-compliance issues were non-availability of fire brigade access; extended travel distances; reduced fire hydrant water flow, lack of masonry radiation walls to protect external fire hydrants; and requirement of smoke exhaust system. All the issues were successfully resolved and successfully accepted by all stakeholders.

OVERVIEW

Fire Check Consultants (FCC) were associated with this project since 1999 and then subsequently in 2008, 2016 and 2017 for the extension of industrial premises.

This building is a large isolated and predominately used as an industrial occupancy with two storey area approximately 20,471 m2. The building works include Live Bird Reception, Despatch Chiller, Truck Wash, Trailer Parking, Workshop in the complex. The building is used for poultry processing, storage and dispatch facility.

FCC were involved with the retrofit of new automatic fire sprinkler system and associated services. Fire Engineering Reports were prepared addressing the issues of extended travel distance within the Despatch Chiller and Live Bird Reception, smoke ventilation system, automatic smoke detection and alarm system, and insulated panel wall materials in the ‘Extension Block’.

To protect the life safety of the employees, a combination of National Construction Code Volume One Deemed-to-Satisfy prescriptive requirements and performance based requirements were considered and proposed. All the issues were successfully resolved and successfully accepted by all stakeholders.

OVERVIEW

The ‘Future Tech Building’is located on the Australian Country Choice property at 117 Colmslie Road Cannon Hill Qld 4170.

The building was originally built as a beef processing facility in the late 1980s. It has not functioned as a processing facility for a number of years and is currently used by the property owner as a storage facility for palletised cartons, documents and other miscellaneous goods.

The building owner intended to use the building as a permanent storage facility for palletised encapsulated cartons, file storage and miscellaneous storage. The building owner recognised that there might be some fire safety compliance issues that need to be addressed so that the building could be lawfully utilised and occupied for such use.

Fire Check Consultants (FCC) were commissioned to undertake a fire safety audit for compliance of the building with codes and regulations applicable at time of inspection. This provided the building owner with an outline of the non-compliant areas that needed to be addressed for lawful use and occupation of the building.The fire safety audit inspection was assessed against the relevant provisions of Parts C, D &E of the Building Code of Australia and the Building Fire and Safety Regulation.

FCC provided a professional engineering opinion under the BCA Section A, Part A2, A2.2 “Evidence of Suitability”.

OVERVIEW

The buildings are predominately a Class 8 packaging facility with a total ground floor area approximately 10,000 m2. This building complex consists of the Main Shed, Mezzanine, Machinery Shed, De-greening Shed and Office.

Main Shed, Awning, Cool Room and Machinery Shed are interconnected and thus making this building complex a single large isolated building exceeding area 2,000 m2. The Machinery Shed is connected through a conveyor to Main Shed. Other structures including anew cool room of area 495 m2 were proposed to be added in the complex.

The Building Certifier identified four main issues as non-compliance with the National Construction Code (NCC) Volume One. These were non-availability of fire brigade access-way within 18 m to Main Shed (large isolated building) at certain locations;extended travel distance to a point of choice exceeds 20 m in main Main Shed and Machinery Shed; width of exit path less than 1 m; and location of fire hydrant booster assembly.

To protect the life safety of the employees, a combination of NCC Deemed-to-Satisfy perspective requirements and performance based requirements were considered and proposed. The report assessed the NCC non-compliance issues quantitatively and qualitatively, and provides performance solutions that meet the relevant performance requirements of the NCC.
