OVERVIEW

Fire Check Consultants (FCC) were appointed to undertake an egress design study of the existing building development.

The East Tower consists of 12 floors and rises above the transit centre. The tower provides office accommodation for a range of business types including Telstra et al. The building is fully fire sprinkler protected. The Transit Centre was originally built in the 1980’s, prior to the introduction of the Building Code of Australia.

The building was proposed for alterations (stairways). FCC reviewed the circulation stair proposal in details to ensure compliance with the building standards at the time of construction.

OVERVIEW

Fire Check Consultants (FCC) were appointed to undertake a fire engineering assessment of the proposed building development.

The subject property (Gasworks Tower G) is located within the local government area of Brisbane City Council. The building is consisted of office, retail, and car park and has a rise in storeys of 14. The effective height of the building is 46.6 m. FCC provided performance based design solutions for –

  • Rationalisation of the required fire resistance level;
  • Extended travel distances;
  • Fire isolated stair discharge into the entry lobby; and
  • Circulation stair connecting up to 5 office levels.

The fire engineering design solutions formulated focused on rationalising building fire resistance levels,extended travel distances,fire-isolated passageway construction and compartmentation. In addition, FCC also involved with BOQ fit-out floor 3 to 7, and fire alarm and occupant warning system matrix.

OVERVIEW

Fire Check Consultants were appointed to undertake a fire engineering assessment of the proposed building development.

“Devine Constructions” proposed to design and construct a new commercial and retail building consisting of basement car park, retail area on ground floor and offices on three upper levels. There were Building Code of Australia (BCA) Deemed-to-Satisfy (DtS) non compliance issues that impact on the building approval. These non compliant issues are –

  • Increased travel distance to exits;
  • Light well penetrations through fire separating floors;
  • No spandrel protection to external windows;

The fire engineered design resolved these BCA DtS non-compliance issues by providing performance based alternative solutions.
